We are located about 3 miles from Knickerbocker, Texas. The ranch is about 2 miles off a paved county road and accessed via an all weather caliche easement road through another ranch, which is NOT part of the hunting concession.

The ranch has only been hunted commercially one season in the last 12 years by the previous owner. There are 1.3 sections under one fence.

The new owners have a year round feeding program. Seven feeders scattered across the ranch.

Topography: flats, brushy headers and abrupt hills. Elevations to about 2500'. Lots of redberry juniper, oaks, some mesquite, various bushes, shrubs and cacti.

Lodging: 30' x 40' bunkroom sleeps 8, with a small kitchen, satellite TV, outdoor grill, and firepit (conditions permiting).

Blinds: Four of the blinds are 4' x 6' for accompanied hunts.
